Calculator outputs are estimates

All calculations on this site are estimates based on the inputs you provide and on standard industry conventions. They will differ — sometimes materially — from the actual numbers a lender, servicer, tax advisor, or other professional will quote you. Specifically:

  • Mortgage rates and pricing change daily and vary by lender, region, credit profile, and program.
  • LLPA pricing is based on a published Fannie Mae matrix; lenders may absorb, mark up, or modify these adjustments. Real lender pricing varies.
  • Tax calculations use simplified models. Capital gains brackets, passive activity rules, depreciation, AMT, NIIT, QBI, and SALT treatment are summarized rather than fully implemented. The IRS rules are complex; consult a CPA for your situation.
  • Property taxes, insurance, HOA dues, closing costs, and PMI rates vary widely by location and lender. Defaults are starting points, not quotes.
  • Section 121 exclusion, depreciation recapture, §469 passive-loss limits, and 1031 exchange rules are modeled approximately. The actual federal and state tax treatment depends on facts not captured in the calculators.

Not a mortgage lender or broker

RateCraft is not a mortgage lender, mortgage broker, real estate agent, attorney, accountant, financial advisor, insurance agent, or any other licensed professional. The site does not originate loans, arrange financing, or recommend specific products from specific providers. We are not licensed by the National Mortgage Licensing System (NMLS) because we don’t need to be — we don’t do anything that requires a license.

RESPA, TILA, and ECOA

Nothing on this site constitutes a referral as defined under the Real Estate Settlement Procedures Act (RESPA, 12 U.S.C. § 2607). The site does not extend credit or take a credit application as defined under the Truth in Lending Act (TILA, 15 U.S.C. § 1601 et seq.) or the Equal Credit Opportunity Act (ECOA, 15 U.S.C. § 1691 et seq.). Calculator outputs are not "Loan Estimates" as defined under the TILA-RESPA Integrated Disclosure (TRID) rule.
